August 2026 Naperville Real Estate Market Report
60563 + Naperville Single-Family Home Update
The North Naperville real estate market remains a seller’s market, but August is showing an important shift: homes are taking longer to sell, particularly among the inventory currently available.

For single-family homes in 60563, July closed sales remained relatively steady year over year, while prices pulled back from last summer.
July 2026 sales:
19 homes sold
$635,000 median sale price
100% average sale-to-list price ratio
10 median days on market
120 homes sold year-to-date
The median sale price was approximately 7% lower than July 2025, when the median was $683,000. However, homes still sold for an average of 100% of asking price, compared with 98% one year ago.
As of August 25, 2026, buyers had 35 single-family homes for sale in 60563, with another 32 homes under contract. The median asking price was $720,000, while the median days on market for currently listed homes had increased to 33 days.
What does this mean for North Naperville homeowners?
There is still only about 1.8 months of inventory, keeping 60563 firmly in seller’s-market territory. However, rising days on market means buyers may have a little more time and negotiating power than they did during the spring market.
This is especially important for homeowners considering a move-up purchase. More inventory and longer market times may make it easier to find the next home while coordinating the sale of your current property.
Neighborhoods such as Eagle Chase, Indian Hill and other North Naperville communities can perform differently from the overall ZIP code, so individual home values should still be evaluated at the neighborhood and property level.

Naperville overall continues to show strong pricing and buyer demand.

Approximately $123.7 million in total sales volume
647 homes sold year-to-date
The median sale price increased approximately 9% from July 2025, when the median was $700,000. July sales were also approximately 3% higher year over year.
As of August 25, Naperville had:

144 homes under contract
$784,450 median list price
27 median days on market for current inventoryNaperville currently has approximately 1.2 months of inventory, which remains well within seller’s-market territory.
The August Takeaway
The biggest trend I’m watching this month is the difference between how quickly July homes sold and how long today’s active listings have been sitting.
July closings had a median market time of only 8 days across Naperville and 10 days in 60563, but current inventory is now showing median market times of approximately 27 days in Naperville and 33 days in 60563.
That doesn’t mean the market has suddenly become a buyer’s market. Inventory remains low.
It does mean pricing, preparation and presentation are becoming more important for sellers, while buyers—especially homeowners hoping to move into a larger Naperville home—may be seeing opportunities that weren’t as common earlier in the year.
